Terms of use
These terms are an agreement between you and Two Sixteen, which operates DOSL. Short version: this is a research tool built on public records. Read it, argue with it, and verify anything you are about to act on. It is not advice, and it is not a substitute for a lawyer.
What this is
DOSL compiles what promoters and government bodies have already published, and arranges it so one person can read it in an evening instead of a month: RERA registrations and their quarterly updates, Form-4 architect certificates, cadastral parcels, municipal and environmental layers. Every figure carries its source and the date it was true.
It is independent. It is not affiliated with, endorsed by or paid by any developer, broker or channel partner, and it does not accept listing fees or placement.
It is not advice
Nothing here is investment, legal, tax or financial advice, and nothing here is a recommendation to buy or not buy a particular property. Words like verdict, entry signal and grade are shorthand for what the record shows, not a professional opinion and not a promise about what a price will do.
Before committing money you need a lawyer’s 30-year title opinion, an Encumbrance Certificate, and your own verification of approvals: the per-project reports say this too, and they mean it. A public register can be out of date, mis-keyed at source, or silent about the thing that matters most.
Accuracy, and where it stops
The data is compiled carefully and stated with its provenance, but it is not warranted to be complete or current. Some coordinates are approximate and labelled as such. Some projects have no filed price at all. Overlays are traced or modelled at a stated precision and are not a survey: never treat a drawn line as a boundary, a setback or a legal extent.
Use of the site is at your own risk, and to the extent the law allows we are not liable for decisions made on the basis of it.
Builder grades, litigation flags and the right of reply
Some pages carry delivery grades, stress markers and counts of filed complaints or court matters. The editorial rule is the same everywhere: we report what the record states, with the source and the date, and we prefer the specific fact over the general judgement: that a project’s own filings show a completion date moved three quarters is a fact; that its promoter is unreliable is not something a filing can tell you.
If you are named and believe something is wrong, write to support@dosl.in with the project or company, the statement at issue and what the correct position is. We will check it against the source, correct what is wrong, and say so on the page. A documented response can be published alongside the entry. This applies to promoters, landowners and anyone else named.
Using the site
Read it, share links, quote figures with attribution. What is not on: automated scraping or bulk extraction of the corpus, republishing the compiled dataset as your own, using it to build a competing database, or circumventing the sign-in on the research layers. Those layers are gated because compiling them cost real work, not because they are secret.
Accounts are for one person. Do not use the site in any way that breaks Indian law or interferes with its operation for other people.
Payments and refunds
Some pages carry a price: a single project’s full report. What happens if you cancel, what happens if something goes wrong, and how to ask for a refund are all on the refund & cancellation policy, and how a paid unlock reaches your account is on the delivery policy.
Ownership and third-party rights
The compilation, the analysis, the scores and the writing are ours. The underlying facts (RERA filings, government records) belong to nobody and are reproduced as facts. Map and data layers carry third-party licences that we honour and name on the licences page.
Builder, project and research-house names are the trademarks of their owners and are used descriptively, to say which company or project a fact is about. No affiliation or endorsement is implied.
Governing law
These terms are governed by the laws of India, and the courts at Bengaluru have exclusive jurisdiction.
